Information to the Customers about the benefits of the Housing Loan Schemes and explaining about the Product potential, Interest rates, and also Income Tax benefits.

To Housing Loan sanction, main factors viewed in the context of Individual Applicants are:

Employment, Qualification, Profile of the Employer, Stability of the employment, Gross Salary, Net Salary, perquisites if any, Dependent family members, Future commitments, Savings history, Existing LIC policies, and General cultural/social background, etc.

Title Approval is the most important. Check whether the Title of the Property is clear for the last 21 years and all the link documents are available for at least 21years. Title deeds are Sale Deed, Lease Deed, Settlement deed, Partition deed, Release Deed, Power Deed, Registered Sale Agreement, etc. Supportive evidence is Encumbrance Certificate, Legal Heirship Certificate, Revenue receipts, Tax receipts, Electricity receipts, Copies extracted from Govt. Permanent Land records (if necessary) etc.
The Applicants may be Individual or Husband and Wife, Father/Mother and son/s, Father/Mother and Daughter/s or brother/s and sister/s.

The Property may be in the name of Husband and/or Wife and the income may be derived from Husband and/or Wife and they can be Joint Applicants. Since the Loan is based on repaying capacity, the Applicant should essentially be the earning Member.

In case of Joint Applicant being Brothers/Sisters, the property should be in the joint names of all the Applicants.

In the case of Father/Mother and son(s) / daughter (s), one of the Applicants should be the owner of the property and others are Co-Applicants.
Unrelated persons are not considered to join as Co-Applicant for Loan Application.

If the Applicant/s are not able to come in person to avail of the loan, they will be represented through their General Power of Attorney (by LIC HFL format).

NRI Applicants execute the General Power of Attorney in abroad should be attested by the Indian Embassy / Notary public Advocate in Where the Applicant resides. Further, such a General Power of Attorney executed in Abroad is received in India will be Adjudicated in related Sub Register Office within 3 months as per persuade the Local Stamp Act.
